Property Inspections

Property inspections are usually combined with our property scouting service, unless a client already has a relationship with a real estate agency and needs to verify there are no hidden problems with a property prior to making a purchase.

Vineyard Inspections

Our Viticulturist collects soil and water samples for analysis at a reputable laboratory and interviews field hands, irrigation inspectors and property managers to establish a property's true condition, productivity and history.
If the land is already planted, this is coupled with an investigation of grape quality, price and yield per hectare. This data is combined with hypothetical financial projections and our client’s objectives in order to provide a detailed picture of the potential for a vineyard at a particular site.

Vineyard inspection services include:

  • Soil analysis (example)

  • Water analysis (example)

  • Study of microclimate, including risk of frost and hail (example)

  • Identification of water availability and irrigation options

  • Evaluation of existing grapevines or other crops, if any

  • Evaluation of terrain

  • Financial projections

Remember: Buying an operational vineyard or orchard is very similar to buying a used car. Would you buy a used card without first hiring an honest independent mechanic to inspect it and give you his opinion of condition and value?

Commercial or Residential Real Estate Inspections

In the case of residential and commercial properties, our Architect inspects electrical wiring, plumbing, roofing and structural elements to determine their condition and identify problems that would require additional investment beyond the purchase price of the property.
If the building is already occupied, this is coupled with an investigation of monthly income and expenses from renters.  This data is combined with hypothetical financial projections and our client’s objectives in order to provide a detailed picture of the potential for a commercial or residential investment.

This service includes:

  • Electrical wiring analysis

  • Plumbing analysis

  • Roofing analysis

  • Structural analysis (including past damage due to earthquakes)

  • Evaluation of income provided by existing tenants, if any

  • Financial projections
