Property Scouting

Overview

English & Associates manages the day-to-day details of scouting properties in Argentina so investors do not have to deal with real estate agents, comb through listings in Spanish, constantly be on-site or make numerous costly trips to South America. 

Our scouting service includes:

• Defining the investment criteria (overall objective, budget, property type, size, etc.)

• Locating properties for sale via local listings as well as our extensive network of personal contacts

• Serving as an Argentine "front man" in order to protect our clients from price gouging

• Preliminary property inspections by one of our licensed agronomists (in the case of rural properties) or architects (in the case of residential or commercial real estate)

• Assessing the frost and hail risk of properties (examples of climate maps)

• Taking digital photos of pre-qualified properties and sending them to clients via email on a weekly basis

• Interviewing the field hands, irrigation inspectors and property managers who have firsthand knowledge about specific properties (or current tenants, in the case of residential or commercial real estate)

• Translating written and spoken communication between sellers, agents and buyers

• Organizing trips to Argentina to see properties, including accommodation, transportation, guided property visits and translation

Methodology

Phase I (60 to 90 days)

1. Investor visits Argentina for initial orientation*

2. Definition of investment criteria (overall objective, budget, property type, size, location, etc.)

3. Investor returns home

4. Weekly search by E&A agronomist for properties that match the investment criteria

5. Weekly visits by agronomist to specific properties of interest

6. Weekly updates by phone and email regarding properties visited (via Excel spreadsheet and digital photos)

7. Selection of the most ideal properties 

8. Investor returns to Argentina to visit the pre-qualified properties with an E&A agronomist and make offers to purchase

*It is also common that English & Associates performs 60 to 90 days of property scouting prior to an investor's first visit to Argentina so that pre-qualified properties can be seen immediately upon arrival and the investor can make the most of his/her time in the country.

Fees

English & Associates charges a monthly retainer for property scouting and no commissions or other fees. To avoid conflicts of interest, we do not receive any compensation whatsoever from realtors, brokers, real estate agencies or property owners. We act entirely on behalf of our clients.
